Indore Smart City — Development of Roads

Located on the uplands of Khan and Saraswati rivers, Indore has grown into one of the largest cities of Central India. From culture to history, food to travel, Indore is truly among the best cities in India. With the Smart Cities Mission introduced by Government of India, Indore has seen a tremendous change over the past few years. There has been a development across Indore, right from roads to infrastructure and beautification. A business hub, educational centre and cultural heritage, Indore has several dominant features. Under the Masterplan 2021, the Indore Civic Body has planned to build 5 major roads to further accelerate the development of the city.

Before starting a discussion on the development of roads under the Master Plan 2021 and how the development of roads will influence, it is vital to know the importance of Indore. Here are a few facts about Indore that make it a unique city –? Indore is a commercial and industrial centre. It is also the chief collecting and distribution centre for industries in Western Madhya Pradesh.

Indore is well connected by road, rail and air. The airport of Indore has recently started international operations too.

Indore is home to The Center for Advanced Technology (CAT). It is the main centre for research on laser technology in India.

Indore is the only city that houses both prestigious institutions, the IIT and IIM.

There are several great personalities associated with Indore like Lata Mangeshkar,

Salman Khan, Mushtaq Ali, Late Kishor Kumar, Sumitra Mahajan and more.

Indore is the only city that has got a World Cup Square. It also has a huge statue of the World Cup that has been placed at the square.

Until a few decades back, Indore was considered to the “City of Cotton Mills”. It was home to famous mills like Bhandari Mill, Hukumchand Mill, Rajkumar Mill and many more.

Smart City Development in Indore

Since the initiation of the Smart City Development program, Indore has carried out one of the widest programs for citizen engagement. The Indore Smart City proposal includes:

Retrofitting — development of ABD;

Redevelopment — mixed-use high-rise high-quality development at MOG lines area;

Pan-city project — IT-based solutions for the pan-city area for solid waste and traffic management.

The pan-city area under the smart city is of 276 sq km with a population of 25 lakh (2017), while the ABD area covers 742 acres (1.1 per cent) with a population of 1.25 lakh (5 per cent). Indore Smart City has a total of 90 projects proposed under the smart cities mission; the projects undertaken are estimated at Rs 3,041.55 crore.

Under the Masterplan 2021, Indore Municipal Corporation has proposed the development of 5 major roads. IMC has invited suggestions, objections and proposals for the same from the citizens and stakeholders. The proposal includes the construction and development of –

1. MR5 — This is the road that extends from Indore Wire Factory to Bada Bangarda.

2. RI2 — This road extends from Bhuri Tekri to Nemawar Road and goes via New RTO Office.

3. MR3 — This road extends from Pipliyapa to Bypass.

4. MR9 — This road extends from IDA Scheme 53 to Bypass.

5. Widening the stretch of road from AB Road to Bypass till Hotel The Grand Bhagwati.

In all the above areas, road widening may involve changes in residential and commercial structures that are obstructing the development. This move is expected to greatly benefit the people living in the areas. The IMC plans to impose betterment charges on property owners as they will be directly benefited with these developments. The plan will be finalized in the coming 30 days. The administration has issued notifications asking for suggestions and objections in the development for the widening of above roads.

This move by the administration will bring a major boost in the real estate market of Indore. There are several good quality projects coming up across areas of the city. These developments around Indore have made it a great choice for investment by MNCs, entrepreneurs, organizations, real estate developers and more.

TCS Campus — It is located on the Super Corridor, next to the Medical Hub. The TCS Campus plot is spread across 100 acres.

Infosys Campus — Infosys Campus is also located on the Super Corridor. The site for Infosys is a plot size of 138 acres. It has the TCS Campus on its north side and an upcoming Sports Complex on its South.

Fintech City — This is another major development in the Super Corridor area. It is being developed by IDA to boost economic development and generate employment in the city. It has been earmarked by companies in Insurance, Mutual Funds, Banks, Broking Firms, software technology and more.

Solitaire Corridor — It is considered to be the Gem of the Super Corridor. It is a residential society offering different configurations of homes.

Indore Zone A — Zone A has emerged as a promising locality when it comes to real estate investment. There are some renowned Residential Integrated Townships coming up in this area. Zone A offers luxury as well as budget property options for investment.

Areas around Bypass including Bicholi Hapsi, Jhalaria, Bicholi Mardana and Pithampur Bypass are witnessing a mixed bag of properties coming up. These locations have medical, entertainment, educational and other facilities within a few kilometres of their location. This has become a major point of attraction for real estate groups.

Over past years, Indore has attracted a large volume of migratory population. This has accelerated the demand for houses, flats, row houses and more. The returns on property investments made in areas like Airport Road, Pipliyahana, Nipania, Mhow and Super Corridor is expected to be higher.

Over the past decade, Indore has grown multi-fold in terms of development and infrastructure. The Smart Cities project has further accelerated this growth. Developing roads with footpath is among the development activities planned under the Masterplan 2021. This widening is also necessary for better management of traffic and ensuring that the traffic does not become a bottleneck in areas with less wide roads. The selection of roads has been made considering their utility, connectivity and potential to hold value for investors.
